The success of any project depends on the selection of a construction manager that is less concerned with the roles of the team, and more concerned with the goals of the client. Our first priority with any project is to fully understand client goals so we can develop a practical, cost effective and timely course of action designed to achieve those goals.
Our projects luanch with an in-deoth pre-construction phase that helps clients define bechmarks as well as any obstacles that may arise throughout the course of the project, with the goal of eliminating any unforeseen obstacles.
An experienced estimating department outlines plans for cost control and value engineering, allowing our clients to have a bird's eye view on the project's financial status. Through our purchasing and subcontracting departments, decisions are made daily to ensure we are aligned with the best subcontractors for the project, which feeds directly into our quality control process.
For the duration of the project, quality control, value engineering, safety and communications are constantly in the forefront of every team member's mind, from the project manager to individual subcontractors. We employ the latest technology and methods to maintain smooth communications, from project launch to post-occupancy support.

SAFETY: The safety of our employees and your staff, students, faculty and visitors is a top priority for Consigli. To ensure the well-being of anyone on or around our jobsites, Consigli built one of the most in-depth safety training programs in the industry, providing company-paid OSHA 10 training for all subcontractors – a requirement to work on a Consigli project. Additionally, we require OSHA 30 training for all Consigli Project Management staff, superintendents and foremen. That’s just part of the reason why Consigli was admitted to the elite OSHA Construction Health and Safety Excellence (CHASE) Partnership, and enjoys Blue-level certification – the highest possible.

PRE-CONSTRUCTION: We approach pre-construction as builders. We do not consider pre-con as a separate part of the construction process or simply as an estimating exercise. To us, the foundation of every successful project is a thorough pre-con process where each element is carefully evaluated and planned in order to minimize client risks and maximize project efficiency. At Consigli, pre-construction is divided into 12 broad areas ranging from estimating and value management to design review, scheduling and safety. The process is collaborative and typically involves clients, architects, engineers and subcontractors alike to ensure that we thoroughly address each issue. Our self-performance capabilities provide us with a superior understanding of the construction process and serve as a great resource during pre-construction planning.

VALUE ENGINEERING: Value engineering saves both time and cost while achieving
the best possible end product. Consigli's team conducts an exhaustive survey
of necessary information for the implementation of the project. This includes
but is not limited to suggested materials, systems and associated life-cycle
costs, confirmation of product availability, estimated lead times for materials
and equipment, and other information pertinent to finalizing the contract drawings.
Whenever possible, Consigli offers you alternative options for saving time and
money.

ESTIMATING & COST CONTROL: We have a team of first-class estimators with
extensive experience in the industry to draw upon. Their work is supported by
Timberline Estimating Software. Consigli's cost control process is set up after
your approval of the estimated project budget which is submitted in complete
detail after thorough review by the entire project team. Once approved, the
budget is transferred from our estimating files to our cost control files.

PURCHASING & SUBCONTRACTING: Subcontractors are important members of the
Consigli project team often times providing the newest ideas for materials, systems
and methods. We carefully pre-qualify subcontractors to meet our standards for
quality and timeliness and because of our exceptional purchasing power in the
construction market place, we are able to get advantageous pricing from the
top tier of subcontractors.

QUALITY CONTROL: Starting with pre-construction services and continuing
through purchasing and all other stages of construction, the Consigli office
and jobsite personnel monitor the quality of a project in quantifiable terms.
Shop drawings, material and equipment submittals are reviewed for conformity
to the contract documents and value engineering suggestions are made if they
represent an additional savings for a client in terms of money or time. Quality
control is addressed as a continuing subject at weekly jobsite meetings with
the various trades and emphasized in the day-to-day culture of our personnel.

SCHEDULING & PHASING: This is often the most difficult part of a project
and one that Consigli takes great pains in getting right by thoroughly familiarizing
our team with your facility operations and needs. During the pre-construction
process we develop a detailed schedule and phasing plan that corresponds with
our estimating efforts. We use Primavera's SureTrak software to track and update
the schedule on a monthly basis. Three-week "look-aheads" are also prepared
and regular coordination meetings are held to insure proper phasing.

FIELD SUPERVISION: The project superintendent is our leader in the field.
His or her experience and knowledge is your assurance that the project will
be completed on schedule and in accordance with the plans and specifications
prepared by the architect. It is the superintendent's responsibility to insure
effective communication and coordination throughout all aspects of the site
work. This includes monitoring the project schedule, meeting manpower requirements,
supervising safety practices, assessing quality of workmanship, verification
of specified material, and coordination with local building officials.

COMMUNICATION: We make sure that the right information reaches the right
people in a timely manner. Decision making matrices, lead time charts, and meeting
minutes are only effective when they are communicated properly, consistently
and promptly. Our field office computers are linked to the architects, engineers,
and owners reps, as well as to Consigli's home office. Project documentation
is available to the full team at all times.

POST OCCUPANCY: At the completion of construction, in coordination with
the architect, we will provide you with Operations and Maintenance Manuals,
in addition to as-built documentation. We will work closely with your facility
management personnel to ensure they understand the operations of any systems
we install, upgrade or change. Six months after completion of construction we
conduct an inspection of the facility to check compliance with your intended
program and operational needs. We typically warranty our work for a period of
one year following substantial completion.
