Project Overview

  • Occupied phased renovation managed within an upscale retirement community
  • Major new construction and extensive site redevelopment in close proximity to existing buildings
  • Complete window replacement and upgrade of existing heating systems to reduce operating costs

Originally built in the early 1980s, the North Hill residential campus was in need of a major renovation and an expansion project to provide updated residential units and state-of-the-art healthcare services, along with enhanced community and fitness areas. All work needed to be carefully managed in and around this continually operating facility.

The independent living units were re-configured to better meet the lifestyle needs of today’s seniors, including new finishes, appliances and heating systems. Community area improvements include a new main entrance, lobby, café and sitting areas. Upgrades to the fitness facilities encompass a renovated pool, wellness center, salon and multi-purpose room with a new connector to improve circulation between buildings.

The second phase of the project featured the construction of new buildings to accommodate a 72 bed skilled nursing facility, 60 beds of enhanced living units and 45 additional independent living units, which entailed significant site redevelopment including a new a Town Green, courtyard creation and utility and drainage improvements.
