Gateway Park is a 63 acre commercial industrial district being redeveloped by Gateway Park LLC, a partnership between the Worcester Business Development Corporation and Worcester Polytechnic Institute. The Gateway Park Master Plan calls for the rehabilitation and construction of 17 buildings containing 1,564,800 sq. ft. of building space. The district will combine the adaptive re-use of former mill buildings with new construction. The masterplan envisions a wide range of uses for the park: office, R&D, housing, hotel, retail, and parking.
The development of Gateway Park will be instrumental in reconstructing a frayed urban fabric, linking the park with Worcester's downtown and the adjacent institutional, recreational, and residential districts. It will also serve a vital economic development role, supporting innovative programs and enterprising businesses by providing attractive, flexible, and affordable space, conveniently located adjacent to 1-290 and the heart of Worcester.
Consigli was selected for the first building of this major brownfield redevelopment. The project consists of 87,200 sq. ft. of new construction ( 60 Prescott Street) and the 35,000 sq. ft. renovation of the adjoining building ( 68 Prescott Street). The new building will be the WPI Life Sciences and Bioengineering Center. The building design will integrate masonry cladding, glass, and metal curtainwall system reflecting a 21st century research and development environment.
The major tenant will be WPI who will house their graduate studies in Biotech engineering and life sciences in the new building. The fit-up of the WPI space will include wet labs, dry labs as well as three NMRs.
