3D Modeling to Enable Complex Underground Infrastructure

Before guests can experience Pomeroy Lodging’s future Yora Nordic Spa, an intricate underground web of infrastructure has to take shape beneath the surface of the historic quarry. Advanced 3D underground modeling is enabling the Consigli team to coordinate thousands of feet of specialized piping serving pools, cold plunges, saunas, steam rooms and bathhouses, alongside sanitary, drainage, domestic water, fire protection, gas and electrical systems.

Working within a constrained site, the team leveraged the model to identify utility conflicts, optimize routing and coordinate trade sequencing before installation began. The model informed utility crossings beneath a central stream, pool slope requirements and clearance zones around formwork. It now serves as a real-time guide to streamline the complex underground utility installation.

To make way for the dense infrastructure network, the 3D model also informed blasting of 10,000 cubic yards of rock. By validating depths, slopes and utility clearances in advance, the team established precise blasting limits. Together, advanced 3D modeling, strategic rock excavation and complex utility coordination are laying the foundation for the future Nordic spa experience.
