Project Overview

  • Urban logistics within a zero lot line with no laydown area
  • Building an eight-story hotel within Old Port, a thriving residential and commercial district
  • Constructing foundations in close proximity to an electrical substation that feeds a significant portion of Portland

With an available site in Old Port, a popular tourist destination on Portland’s waterfront, local real estate developer East Brown Cow decided that this was an ideal location to construct a new Hyatt Plaza Hotel. This 80,000 sq. ft., seven-story hotel includes 130 guest rooms, a ground floor with retail space, a swimming pool and other high-end amenities.

This high-profile site presented a variety of logistical challenges including construction within very close proximity to occupied buildings, an electrical substation adjacent to the site and the need to re-route city traffic around the project. In response to the unsuitable soil conditions and to protect the substation, the team also utilized a foundation method that includes drilled piers and grade beams to minimize disruptions.
