Project Overview

  • Expansion of Vertex’s Seaport campus footprint
  • Facility supports Research and Development labs, analytical and microbiology labs & clinical-scale manufacturing operations, including the installation of pre-fabricated modular clean rooms
  • The first-ever FDA facility certified to produce both cell & gene therapies at the same site

Vertex Pharmaceutical (Vertex) occupied the entire “Phase 2” building of Related Beal’s Innovation Square (iSQ) in order to support it’s endeavor into treatments for diseases beyond its primary focus of cystic fibrosis.

Located in Boston’s Seaport District, the 203,000 sq. ft. Vertex fit-out was coordinated with the concurrent base building construction and houses life science support spaces, including genetic and cellular therapy research and development labs, clinical-scale manufacturing operations and analytical and microbiology labs. Manufacturing spaces, including over 22,000 sq. ft. of ISO-7 and ISO-8 modular clean room, were built to meet cGMP requirements for production of genetic and cellular therapies, plasmids and viral stock. GMP support operations includes a cGMP warehouse with cold storage, Quality Control (QC) raw materials sampling and QC analytical and microbiological labs.

The fit-out also provides open, collaborative office space, support operation areas, staff amenities and a modern roof deck for outdoor social space. This project is LEED Platinum Certification.
