The Tilley Lofts: Former Home of Oldest Ladder Company in U.S. to Become New Residential Lofts

WATERVLIET, NY – Kirchhoff-Consigli Construction Management (KCCM) was recently selected by Redburn Development Companies to transform the 80,000 square-foot former Tilley Ladder warehouse and factory into the Tilley Lofts—63 modern, upscale loft-style apartments in Watervliet, NY. On a fast-track, the project has a six-month schedule, with construction anticipated to start this winter (2014/2015).

Originally built in the early 1900s and mostly vacant these last ten years, the existing building will undergo a $6.5 million historic renovation, including masonry repairs, window replacements, installation of a geothermal well and heating systems, a new combined heat and power unit (CHP), and a partial roof replacement.  Interior demolition will pave the way for the new construction of the 63 units and a new elevator. The Tilley Lofts’ site improvements include a new parking lot and sidewalk replacements and repairs.

Planned to be LEED-certified, the project is also designed to meet State Historic Preservation guidelines, as well as comply with the New York State Energy Research and Development Authority (NYSERDA).
