The MLK Gateway is situated on the corner of MLK Jr. Avenue and Good Hope Road––the most prominent intersection in historic Anacostia. The development aims to enhance Ward 8’s economic landscape by introducing commercial, shopping and gathering opportunities to the community.
The second phase of MLK Gateway included restoration, partial demolition, and reconstruction of two historic buildings at 1909 Martin Luther King Jr. Avenue, SE with neighborhood-serving street-level retail and multistory office space above. The project utilized a hybrid precast system of concrete panels and steel framing to reduce costs and expedite facade construction. The project is anchored by Washington, D.C.’s Department of Housing and Community Development (DHCD) which retained its headquarters in the historic Anacostia neighborhood. Financing for the second phase of the project included a combination of New Market Tax Credits, Opportunity Zone equity, and a Neighborhood Prosperity Grant provided by DMPED.
