Link Apartments QPN is Grubb Properties first apartment community to open in New York. The new building not only provides the community with much-needed essential housing but also improves transit accessibility at the nearby Queensboro Plaza subway station. Under the 421(a) Affordable Housing Program, the building includes 30% affordable units at less than 130% of area median income and 70% market-rate units.

The project entails the demolition of an existing two-story building to make way for the new construction of a 371,000 sq. ft., 28-story mixed-use building with 417 residential units 7,000 sq. ft. of ground floor commercial space. The new structure provides direct access to the Queensboro Plaza subway station (7, N, W Lines) through a pedestrian bridge connection. Our team installed a temporary staircase to provide pedestrians access to the subway station during construction, involving close coordination with the MTA. The MTA infrastructure upgrades at QPN are a direct result of the MTA’s Zoning for Accessibility (ZFA) program initiative, enabling the MTA to leverage planned private development to improve accessibility across the transit system while saving taxpayer dollars. Link Apartments QPN is the first ZFA bonus project completed in NYC to increase the station’s accessibility which includes two fully accessible street entrances.

The building is made of cast-in-place concrete with a combination of punched windows, curtain wall and brick facade. The building features 35,000 sq. ft. of curated amenities, including a 24-hour concierge, outdoor pool and sundeck with cabanas and outdoor shower, rooftop terrace with skyline views and barbeques and outdoor dining areas. Other highlights include a resident lounge, state-of-the-art fitness center, co-working spaces, library nook, game room, and a garden courtyard with two dog runs. Onsite resident and bike storage is available, and the pet-friendly building hosts a pet spa.
